Students looking for a house in Thessaloniki are ‘planned’ and run too – owners ask €700 for a studio

This year is also proving difficult to search for quality properties in the ‘student’ areas of Thessaloniki, as the availability of student-friendly accommodation with rents of up to €300 accounts for only 12.6% of the total available housing.

According to a survey of the Panhellenic E-Real Estate Network and according to real estate advertisements posted on websites, in Thessaloniki there are increases in required rents in almost all areas, whether it is a dwelling of 30 sqm – 45 sqm, or 50 sqm – 60 sqm , while 1 in 10 residences is considered suitable for students and is available for rent up to €300.

An interested student who chooses to look for accommodation in the central municipality’s areas should know that most of the accommodation has been partially and/or completely renovated. At the same time, he can also look for younger homes after 2000-2005 in Vardhari where a large part of them are also available furnished.

It should also be noted that the rent for a dwelling of 50 square meters above the first floor for 19.6% of all properties in Thessaloniki is 400 euros, for 17.6% it is at 450 euros, for 17.1% it is at 350 euros, for 14.7% it is for 600 euros. and 12.6% at 500 euros.

Rentals in seven regions
Starting with Vardari, the rent required for accommodation of 30 sqm to 45 sqm ranges from €280 per month to 550 € per month, while for 50 sqm to 60 sqm it ranges from 350 € per month to 550 € per month. The high rental rates required relate mainly to properties that have been completely renovated and/or new buildings and furnished with all appliances.

In the Rotunda area and near universities, the rent required for 30sqm to 45sqm accommodation ranges from 350€ per month to 500€ per month, while the rent required for 50sqm to 60sqm ranges from 400€ per month to 600€/month. But in Ifosmos and Sindos, rental prices are lower compared to the rest of the central areas of Thessaloniki. In particular, the rent required for residences of 30 square meters to 45 square meters ranges from 250 euros per month to 360 euros per month, while the rent required for residences of 50 to 60 square meters ranges from 330 euros per month to 450 euros per month.

From September stop escalating rents
A decline in required rents is expected after the end of the summer season and a possible return of the property from short term to longer term leases. “On time, it has been observed that there has been a rapid increase in new property registrations on short-term rental platforms due to higher demand than this year,” said Pan-Hellenic E-Real Estates Network President, Mr. Themistoklis Bakas, he confirms in his remarks.
